Our acquisitions team seeks Core+ and Value Add retail assets that meet the various criteria below.

Deal Types (Fee Simple): Single Assets, Portfolio’s, and Loan Buyout’s

Shopping Center Acquisition Criteria:

1) Pricing: Up to $20M

2) GLA: +40,000 SF

3) Min. Cap Rate: 8%

4) Population: +30K Within 5 Miles

5) Traffic Count: +15K CPD

6) Average HH Income: +$50K Annually

7) Existing Vacancies: Desired

8) Retail Focus: Discount, General Merchandise, Hardware, Furniture, Etc.

Small Shop (Or Single Tenant) Acquisition Criteria:

1) Pricing: Up to $5M

2) GLA: 2,500 to 10,000 SF (No Max for Single, Credit Tenants)

3) Min. Cap Rate: 7% with long-term value creation potential

4) Population: +25K Within 3 Miles

5) Traffic Count: +20K CPD

6) Average HH Income: +$50K Annually

7) Current Economics: Below Market Rents + Expiring Term

8) Tenant Uses: Automotive, Childcare, Paint Supply, Mail/Print, Other.

9) Trade Area: Stabilized, Growing, Future Potential
